RENTAL RULES

ARRIVAL AND DEPARTURE:
Stays are weekly, from saturday to saturday, starting from 15:00 on the day of arrival and ending at 09:30 on the day of departure, unless otherwise agreed. At arrive each guest is asked to bring proof of identity to complete the registration formalities. It's not allowed check-out after 22:00 on friday and before 07:00 on saturday. At departure every guest is asked to leave the accommodation within the time established.

TV VOLUME:
We kindly ask our guests to keep the television and any music equipment at a volume that respects the peace and harmony of house, especially during the hours : from 14:00 to 16:00 and from 23:00 to 09:00.

NO DAILY HOUSEKEEPING SERVICE:
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

SWIMMING POOL:
The pool is open from 1st May to 1st October. The pool available for guests is open from 08:30 to 19:30, except for maintenance. The swimming pool regulation is available for guests. The pool is for private use only. Only guests allowed. This is an unsupervised private pool: pay attention while using the pool. Diving is not permitted due to the limited dimension and depth of the pool (140 cm). It is compulsory to take a shower before entering the pool. All children under 14 years of age, must be accompanied by a parent or a responsible adult supervisor.
You can not eat and drink in the swimming pool area or use glasses and bottles. Bath towels and bed linen can not be used around the pool.

EXTRAORDINARY CLEANING:
If at the end of your holiday extraordinary cleaning is necessary for the apartment, refrigerator, kitchen, pots and dishes, the staff of "Casal degli Olmi" may retain euro 100 per apartment from the pre-payed security deposit.

VISITORS:
The guests are asked to indicate the presence of relatives and friends to the management. The presence of visitors throughout the night is strictly prohibited. Access to the rooms and in common areas of the country house is not allowed to visitors and people not registered or previously approved through an identity document viewed by senior management.

REMOTE CONTROL AND KEYS:
The remote controlled gate, TV and the keys of the apartment if lost or damaged will be charged.

SECURITY:
The management is free from all liability for any personal items left unattended in rooms or in communal areas. It will be the responsibility of the guests to keep personal items of value, both in rooms and public areas of the house. We advise the guests to not remove or damage any objects in the rooms and public areas. Any violation will be reported to authorities.

SMALL PET:
Small pets (max 1 pet/apartament) are allowed at a cost of euro 50 per week, but you must give prior notice of their presence to the management. Pets should never be left alone in the apartment or neighbouring vicinity. It is strictly prohibited to allow pets to climb on beds, sofas and armchairs. Possible damages will be charged to their owners.

NO SMOKING POLICY INSIDE THE APARTMENTS

BOOKING THE HOLIDAY LOCATION:
If you wish to book of a holiday home, our operators will send you a Booking form by email. In the following 3 days you can confirm your booking by sending us:
- the Booking form fully completed and signed;
- a copy of your identity card;
- a copy of the receipt of a down payment of 30% of the total cost of the holiday home.
Once the payment has arrived,  we will send you a booking confirmation voucher by email.The remaining 70%  to pay, which  is the balance of the price of the holiday home must be paid 30 days before the date of arrival. For bookings made in less than 30 days before the holiday date, the client must proceed to pay the whole amount of the cost.

PAYMENT OF THE HOLIDAY HOME:
Payments can be made by:
- Bank transfer, to IBAN number which will be sent with the other bank details by email;
- Paypal, with a charge of 3,5% of the full booking price.

BOOKING CANCELLATIONS:
In the event of a booking cancellation made by the client, an amount will be withheld as follows:
- 30% of the entire  rental cost for cancellations made up to 30 prior to arrival;
- 100% of the entire rental cost  for cancellations made from 29 days prior to arrival.
The cancellation of a booking must be sent in writing. "Casal degli Olmi" do not offer insurance for cancellations, therefore we strongly advise you to take out Insurance to cover the costs of your stay for any occurring circumstances that may hinder your enjoyment.

THE SECURITY DEPOSIT:
A security deposit of € 200,00 is requested. The amount is paid in cash on arrival. The security deposit covers the costs of eventual damages or breakage to the building caused by the client. It will be refunded on departure, net of any eventual damage caused. If the damages exceed the amount o the deposit the client will accept to pay any added cost requested.

CLIENT’S CONDUCT:
The client that signs the booking form is responsible for the correct and reasonable conduct of the group/family hosted. Only the people indicated on the booking form can access and use the property. The holiday home’s furniture should not be moved or reorganised. The holiday home will be supplied clean and complete with bed linen, bathroom towels and kitchen cloths. All necessary kitchenware will be supplied for the number of people hosted. At the end of the holiday the house must be left in a good condition, rubbish will should be left in the various bins as indicated, kitchenware should be left clean and the fridge empty. 

COMPLAINTS:
Any complaints made present after the stay will not be taken into consideration. Abandonment of the property without authorisation from the owner, the client will loses any rights for refunds.

INFORMATION ON PRIVACY:
During the booking procedure some information regarding the guests will be asked and used (by electronic means ) exclusively to provide requested services (e.g. emission vouchers, invoices, etc). Information will be saved by our server, to which we have unique access along with our technicians. The guests have the right to know their data that is in our possession and exert their various rights relative to the use of their data (rectification, updating, cancellation, e.t.c) defined in article n. 7 D. Lgs. 196/2003 in the limits and conditions foreseen in article 8, 9 and 10 of the legislative decree quoted. In the case of a client that opposes the handling of his data , we will not be able to supply our services.
